OPEN OFFICE

Based in Culver City, OPEN OFFICE creates multi-family apartments, single-family homes, and community farmstands defined by continuous building envelopes that merge sloped roof-to-wall planes, vertical timber rhythms, and deeply recessed volumetric apertures. This work offers a strong reference for detailing flush skylights in sloped metal roofing, extending exterior wood slat screens directly across glass openings, and integrating cantilevered planters within corrugated multi-story facades.

Street facade of Narrow Lots by OPEN OFFICE showing a multi-story residential building with corrugated metal siding, recessed balconies, and pale concrete panels.

Narrow Lots

An exterior facade precedent by OPEN OFFICE illustrating how vertical corrugated metal towers and recessed balconies articulate a narrow urban infill residential lot.

What we like about this project
Deeply recessed green-tinted balcony boxes punctuate the corrugated tower surface.

Geometry
Vertical multi-story composition divided into distinct volumes, contrasting a tall corrugated metal tower with a flatter pale precast concrete panel wing.
Facade system
Combination of vertical corrugated metal cladding and smooth precast or board-formed concrete panels with inset punched windows.
Structural guess
Concrete podium with light-gauge steel or wood framing above.
Spatial scale
Four-story residential scale, measured against human figures and street automobiles.
Lighting
Bright daylight with crisp, low-angle shadows cast across the facade and ground plane.
Atmosphere
Clean, orderly, and daylight-driven with contrasting textures between corrugated metal and smooth panels.
Environmental context
Urban infill context set between low-rise residential buildings on a palm-lined street.
Spatial experience
The layered street frontage creates a sequence of recessed loggias and balconies that provide depth against the flat neighboring fabric.
Composition rhythm
Asymmetrical vertical rhythm pairing stacked loggia openings with alternating solid panel bays.
